“What do I need to do to get my land ready for construction?”
If you’re thinking about building on your own lot, here are five key things to know before the first hammer swings:
1. Land Clearing & Grading
Before anything can be built, the site needs to be cleared of trees, stumps, and debris. After that, grading ensures proper drainage and a level surface for the foundation—critical for long-term stability and avoiding water issues.
2. Soil Testing
We always recommend a geotechnical report (soil test). It tells us whether your land is suitable for a slab, crawlspace, or raised foundation. Poor soil conditions can affect both design and cost, so it’s better to know upfront.
3. Utilities & Access
Does your property already have access to city water, sewer, and electricity? If not, we’ll help you plan for wells, septic systems, or underground service installation. Road access is another factor—especially for equipment delivery and material staging.
4. Zoning, Permits, and Setbacks
Each county has its own rules about what you can build and where. We work with local authorities to ensure your custom home meets all zoning regulations, setback distances, and permitting requirements.
5. Budgeting for Site Work
Site preparation can represent 10–20% of your overall construction budget. We’ll help you build a realistic cost estimate that includes land prep so there are no surprises along the way.
